Home / Areas / Round Rock
Hablo españolRound Rock is not one market. What you can buy for your budget changes a lot depending on which side of I-35 you are on, and so does how fast you have to move.

Six hundred and forty-four homes on the market is still a lot of choice. You are not in a market where you have to decide in an afternoon or lose the house. Most of the homes for sale have already come down from their first price, so a seller who prices the way their neighbor did two years ago will sit.
Four hundred thousand is the middle of the market, not the entry point. Half the homes that sold in the last three months went for less, and in 78664 the middle is closer to three hundred and fifty-five thousand.
The three Round Rocks
People say "Round Rock" and mean three different places. Knowing which one fits saves you weeks of driving.
South and east · toward Pflugerville
The most entry-level houses in the city. Eighties and nineties builds, mature trees, bigger lots than anything new. This is where a first purchase in Round Rock usually happens, and where an investor finds something that pencils.
North and east · toward Hutto
Newer construction, much of it two thousands and later, in planned neighborhoods with HOAs. More square footage per dollar than the older side, on smaller lots and with less shade. Where most of the builder activity is.
West of I-35 · toward Cedar Park
The established west side. Older, quieter streets, more hills, and generally the highest prices of the three. Tighter inventory, so what comes up moves faster.
Before you write an offer
None of these are unique to this city, but all four come up here more than people expect.
Most of the newer east side is in an HOA. The dues are the easy part. What matters is what the documents restrict and what the association has coming: read them while you can still walk away.
A builder's contract is their paper, not the standard Texas promulgated form, and it is written for them. On a new build the terms are where the negotiation is, more than the sticker price.
On the sell side this is the whole ballgame. I bring the closed sales, not the list prices, because what a neighbor asked for is not evidence of anything.
Option period, financing deadline, closing date. These are the deadlines that cost people money when they slip, and they are the part I watch hardest.
