For agents outside the Austin metro

Your client is moving to Austin. Here is exactly what happens next.

Most referral pages list services. You already know what a buyer's agent does. What you actually want to know is what you get and when you get it, so I am answering that first and then showing you the whole timeline before you commit to anything.

What do I actually get out of it?

A referral fee on a transaction you could not have closed yourself, agreed in writing and signed by me and by my broker. Your client is moving out of your market, so the honest version is this: they become my client here, and you get paid for sending them to someone who will look after them. What you keep is the relationship and the credit for it. The last thing they will remember about their move is who they were handed to.

How and when do I get paid?

Texas allows referral fees only between licensed brokers, here or in your state. The agreement is the Team Price Referral Agreement, signed by me and by my broker, with your brokerage on the other side. The fee is whatever the agreement says it is, in writing. We exchange W-9s and the payment is reported on a 1099.

What actually happens, start to finish

Everything below is my brokerage's own referral procedure, not a list of favors I am promising you. That is the point: it does not depend on me remembering to be nice to you.

  1. The paperwork

In writing, with my broker’s signature on it

We use the Team Price Referral Agreement. It has to carry my signature and my broker's, with your brokerage on the other side. Texas allows referral fees only between licensed brokers, in Texas or in your state, so this is the part that makes the fee real rather than a handshake.

The amount is whatever we put in the agreement, in writing. We also exchange W-9s: if Team Price is the one paying, it has to receive the W-9 from the brokerage being paid, and the payment gets reported on a 1099.

  2. First contact

You hear from me as soon as I have them

Once I have spoken with your client, you get a message saying so. You should not have to wonder whether your referral landed.

  3. While it is moving

Updates at the points that matter

Where the search stands while we are still looking. Then the day we go under contract, with the closing date. My brokerage treats keeping the referring agent updated as part of the job, so you are not the one chasing me for news.

  4. Throughout

Your client does not get handed to anybody else

I am not permitted to redirect your referral to another agent without written approval from your broker. And if your client pauses, changes their mind or goes another direction, the referral goes back to you rather than to someone in my office.

  5. Closing

We closed, and here is the title company

You get told the day it closes. The fee is paid brokerage to brokerage, as Texas requires, and reported on the 1099.

What I bring that another agent here might not

Four things worth knowing before you pick someone

Investment math, not enthusiasm
If your client is buying to rent, I underwrite it: rents, the county tax figure, insurance, vacancy, and the occupancy they need just to break even. You get the spreadsheet with every assumption visible, and you can put your own name on it when you send it to them.
Spanish, all the way through
Not a greeting. The option period, the title commitment, the hard phone call at nine at night, in the language your client thinks in. If that is why the referral is happening, say so and I will handle it end to end.
I have been the buyer here
I have owned and managed rentals in this market since 2012. I know what a house costs to run after closing, which is a different conversation from what it costs to buy.
Market data by zip, on request
Send me the zip your client is looking at and I will send back what is actually happening there. Use it in your own follow-up. No attribution needed.
The compliance part, said plainly. Evelyn Vallin is a licensed Texas real estate sales agent sponsored by Team Price Real Estate. Texas law allows a referral fee to be paid only to a licensed real estate broker, in Texas or in another state; all agreements and payouts run through the brokerages, and nothing is agreed personally between agents. I am not paid by any lender or title company I introduce your client to. Where I do receive compensation from a service provider, it is disclosed on the page where that provider appears.
